| Abstract: | У магістерській роботі досліджуються основні нормативні та методичні принципи оцінки вартості земельних ділянок різного призначення на прикладі села Крижик Сумського району Сумської області. Практична частина роботи базується на землях цього села. У дослідженні підкреслюється важливість оцінки земель, адже це питання є актуальним для розвитку ринку землі в Україні. Автор звертає увагу на необхідність вдосконалення підходів та прийняття конкретних рішень у сфері земельних відносин. Робота розкриває поняття нормативної грошової оцінки та її роль у розвитку територіальних громад і ринку землі. Оцінка земельних ділянок розглядається як економічний інструмент, який впливає на приватизацію, іпотечне кредитування, оподаткування та формування ринку землі. Автор аналізує чинне законодавство, його вплив на процеси оцінки та управління земельними ресурсами, зокрема у селі Крижик. У процесі дослідження вивчено сучасні науково-методичні рекомендації, нормативні документи та спеціалізовану літературу щодо облаштування населених пунктів. На основі отриманих результатів було визначено оптимальні методи розрахунку вартості земель, які мають як теоретичну, так і практичну цінність. |
| Description: | The master's thesis examines the main regulatory and methodological principles of land valuation for different purposes, using the example of the village of Kryzhyk in the Sumy District of Sumy Region. The practical part of the work is based on the land plots of this village. The study emphasizes the importance of land valuation, noting its relevance for the development of the land market in Ukraine. The author highlights the need to improve approaches and make concrete decisions in the field of land relations. The thesis explores the concept of regulatory monetary valuation and its role in the development of territorial communities and the land market. Land valuation is considered an economic tool that influences privatization, mortgage lending, taxation, and the establishment of the land market. The author analyzes current legislation and its impact on valuation processes and land resource management, focusing on the village of Kryzhyk. The study includes a review of modern scientific and methodological recommendations, regulatory documents, and specialized literature on the arrangement of settlements. Based on the results, optimal methods for calculating land valuation were identified, which have both theoretical and practical significance. |
